OC Capital Partners Fund I
Proof of Concept
.jpeg)
OC Capital Partners Fund I is built on a real-world foundation — a fully capitalized, in-progress development on Kiawah Island.
The logic, the prototype, and the strategy that we're replicating across six future projects.
Presently underway, OCCP's 177 Bull Thistle Lane project is serving as the live proof-of-concept for everything the fund is designed to do, inclusive of our critical attributes:
-
A premier lot on Kiawah Island
-
Vertical execution through Old City Builders
-
A large-format custom home designed for top-of-market resale
-
Tight control of cost, quality, and timeline
Bull Thistle isn’t just an example; it’s the first iteration of the fund strategy in action. From land acquisition to architectural detailing to construction oversight, every piece has been shaped by the same discipline that will guide all six projects.
That same logic underpins Fund I. Like the most successful modern vehicles, Fund I offers:
-
A defined strategy
-
A tight, repeatable model
-
Real assets in premium submarkets
-
And a clear path to performance
Operational Blueprint
177 Bull Thistle reflects the same capital structure, acquisition strategy, construction process, and resale assumptions we intend to use across all six fund assets. The project was deliberately structured to serve as the Fund I Blueprint - both in terms of scale and execution mechanics. We’re using it as a live benchmark to validate our underwriting, fine-tune operational timelines, and confirm market pricing assumptions before deploying pooled capital at scale through the fund.

Why This Works — And Why It Works Repeatedly
Fund I is a scaled version of projects we’ve already built, proven, and streamlined. The model works because it’s tight, focused, and repeatable: high-quality land, vertically integrated execution, a clean capital stack, and a high-integrity submarket that rewards disciplined delivery. Every element — from acquisition to design to resale — is under control. But what makes it work repeatedly is our structure.
Pipeline: We’re negotiating all acquisitions presently.
Team: Construction, design, and management are all vertically aligned.
Market Constraints: Submarket exclusivity, STR restrictions, and architectural review keep volatility low and resale margins high.
System: The model has already been tested, refined, and funded with outside capital — and every lever has been pulled before.
Discipline: We don’t build more than we can manage. Six homes in thirty-six months, executed with precision.
Fund I is a system designed for scale — one that’s already underway, and built to repeat.
